There are three entities that make up your team when you are selling your home – your Real Estate Attorney, the Title Company, and the buyer’s agent.  Each of these members can make or break your closing…so keep them close.

Finding a Real Estate Attorney is easy, but finding a great Real Estate Attorney takes a little bit of effort.  Follow these steps to find a great Real Estate Attorney

  • Referrals are the best. Post this message on the social media sites you use. “Does anyone know a good Real Estate Attorney?”
  • Go to Martindale – This website allows you to search by area of expertise and lets you know if the attorney has been reviewed by his/her peers and by clients. It gives you an aggregate of the reviews, but does not show individual reviews.
  • Avvo – This site lets you post free questions to attorneys and find local attorneys by specialty. You can view internet reviews on the attorneys as well.

  • Find a Real Estate Attorney
  • Obtain and fill out your disclosure paperwork
  • Know how long it will take the attorney to turn around the sales contract
  • Know how the sales contract and deposit will be exchanged between you and the buyer
  • Put your attorney’s contact information on your speed dial

The Title Company

It is always best to hire a Real Estate Attorney who also owns a Title Company.  This means that there is one less contact point in an already complicated process.  However, this is not always possible.

The Buyer’s Agent

There are many good real estate agents out there but there are also many poor real estate agents.  Never assume your buyer has good agent.  Stay on top of them and manage them like they work directly for you.  After all, you are paying them.

  • Key Storage Box – Having a key storage box will allow real estate agents to show your home without you at home. This will save you a lot of time and worry.

Your real estate attorney is going to provide you the disclosure form.  However, I wanted to bring you up to speed on this document to help you out.
