I regularly interview sellers who are selling their home without an agent.  I never like to call unannounced.  So each week, I sit down and email them through their Zillow listing letting them know that I'll be calling.  As part of my introduction, I let them know that I emailed them via Zillow.

How many sellers do you think got my email through Zillow?

Most sellers were not taking the 30 second step needed to ensure they got every email from Zillow.  In fact, only 1 in 4 got my email  through Zillow!

 

That means that 75% of sellers are not getting my email when I contact them through Zillow.  Do you think I am the only email they're not getting?  Nope.  They are not getting any buyer emails.

So what can be done to make sure you get buyer's emails?

Email systems all look at the same thing when it comes to deciding if an email is spam on not.

  • Have you received an email from this person before?
  • Is this person someone you know?
  • Is this person someone you interact with?

If I send you five emails and you don't open one or reply to one, then your email provider is probably going to think that I am a spammer.  However, if you open all my emails and interact with me, your email system will think that we are friends and make sure that you get all my emails.

Here is the one thing you can do to make sure you get every email from Zillow.

Add Zillow to your address book or contacts.

Have you noticed how many commercial emails ask you to do this?  There are a lot and the reason they ask is they know that if you add them to  your address book then you will receive all of their emails.

Follow these simple steps to make sure you never miss another buyer's email on Zillow:

  1. Make sure you are logged out of Zillow.
  2. Find your listing on Zillow.
  3. Contact your self as the buyer.
  4. Check your email for the notification.  If it does not come, check your junk mail or spam folder.
  5. Add the email to your address book or contacts.

But, how can I know immediately when a buyer emails me.

What do you have on you all the time?

If you guessed your phone, you are correct.  Most of us get too many emails and have turned off the email notifications.  Who wants to be woke up at 3:30 in the morning letting us know the cruise line tickets are on sale.

Both iPhones and Android have settings to send you an alert when certain people email you.  iPhone users can add a contact to their VIP list and Android Gmail users can label senders and turn on notifications for those labels.
